Fort Worth Real Estate Transaction Attorneys

Serving Tarrant County and Surrounding Texas Communities

At the Fort Worth law firm of Loudermilk Law, PLLC, our practice includes providing legal services relating to real estate transactions throughout Tarrant County, DFW, and surrounding counties. Our real estate services are available to clients in our probate and estates practice and to individual and business clients needing real estate transaction assistance in other contexts.

Real Estate Transactions in Probate and Estate Administration

Our real estate practice is a natural extension of our central practice focus on probate and estates. Residential and commercial real property frequently are part of an estate. Settling the estate requires transferring title to the property through a deed.

In some cases, administration of an estate also requires clearing title to real estate through a quiet title action or other proceeding. When that need arises, our attorneys handle the matter as part of the administration process, rather than referring it to another attorney or law firm. In other cases, our firm frequently is brought in to resolve probate and title issues discovered during a real estate transaction.

Residential and Commercial Real Estate Transactions

Our real estate transactional services extend to matters arising outside the probate and estate context. We assist individual and business clients, as well as corporate and professional fiduciaries, with a wide range of real estate related matters.

Real estate transactions characteristically involve complex documents that must meet strict requirements to be legally valid. Meticulous attention to the details in a document is essential, to ensure that the document accurately reflects the parties’ intentions and understandings and satisfies all relevant legal requirements.

A change in ownership of real property typically involves the exchange or transfer of significant financial value, so it is extremely important to accomplish the transfer properly. The deed is the legal document that accomplishes the transfer, and many different types of deeds are common in Texas. Examples include a General (or Special) Warranty Deed, Lady Bird Deed, Quitclaim Deed, Trustee’s Deed, Deed Incident to Divorce, and Correction Deed. It is critical to accomplish a real estate title transfer with the type of deed appropriate to the circumstances, nature of the transaction, and intents of the parties.

Having an experienced real estate lawyer draft and review deeds and other real estate documents is the only way make certain the documents comport with the law and expectations. At Loudermilk Law, our real estate services are available in many different situations involving commercial and residential property, including:

  • Residential real estate purchase and sale
